A new luxury residential tower in Mott Haven overlooking the Harlem River is now accepting applications, offering sweeping skyline views and a slate of amenities rarely seen in the South Bronx.
Maven, a 27-story building completed in 2023, features 200 units, including more than two dozen discounted apartments for residents earning up to 130% of the area median income.
One-bedroom units start at just over $3,000 a month. “We have young working professionals, we have empty nesters, we have families just starting out in the marketplace,” said Jarrod Whitaker of RXR. “We pride ourselves on being able to accommodate all New Yorkers.”
The building includes a front desk attendant, a gym, a screening room and modern in-unit finishes. Apartments come with new appliances, contemporary bathrooms and custom kitchen cabinetry.
Residents can also use the RXO app to control thermostats and lighting.
“On average, it’s probably 20 to 30% below what the full market rate is,” Whitaker said of the income-restricted units.
On the building’s main level, residents can stop at Kofee, an on-site café serving in-house pastries and a seasonal menu.
“People come do their work from here,” said founder Rohan Duggal. “We have a lot of families that come and have their lunch and dinner here, and it’s really a great space for events as well.”
